When I built my house about 20 years ago I used a xylene-based sealer. Apart from being awful to work around it has held up fairly well, but it’s time for the floors to be re-done.

There are water based epoxies available now that are pretty good. I’ve used some on a few projects and was AMAZED how little they smelled. I used to always schedule the floor guys for a Friday so that the epoxy could cure over the weekend and not gas out my other crews during the day.
PPG has a good selection of floor coatings, I’d see if you have a PPG store in your area and ask them to recommend something for your project. They will typically have to order in the floor epoxies, but it’s not a big deal for them to do and they have a good selection.
